Greek annexation of North Epirus during the Italian invasion of Albania

Could Greece annex North Epirus during the Italian invasion of Albania

Would this lead to an early Greece-Italian war

Would Greece able to keep the area post-world war 2

For the first, no, because it would lead to the second, and Greece really had no intention of getting into a war with anyone, let alone Italy. The only case would be if the Italians themselves proposed such a split, but given that they scorned Greece as weak and irrelevant, why would they voluntarily abandon part of their loot?

For the last, a Greece that occupied territory of a sovereign nation taking advantage of Fascist aggression would not be allowed to keep its gains, and would probably alienate Western public opinion into the bargain. Heck, IOTL, when Greece occupied the region while pushing back the Italians, it did not annex it, even though it sure would have liked to, due to international law and the primacy given to fighting off Italy. Any move to annex would only have caused unnecessary complications. Claims were definitely made post-war, but foundered due to Soviet (mostly) opposition.
