PoD in 1777: The royal court of France after different infighting than OTL, decides that spending billions of livres just to stick it to les rosbifs is a bad idea. So they inform the US minister Benjamin Franklin, that they will only openly enter the war if the Treaty of Alliance contains the following clause: The colonies will not accept peace with Great Britain unless the British cede Grenada, Dominica, Tobago, Saint Vincent [1] and the Province of Quebec back to France.

a) I guess that French aid is so important to Congress that they will not refuse. Or will they?
b) If they refuse and so receive only marginal aid from France, will the rebellion be crushed?
c) If the Americans accept, how will this change the war? I got the impression that in 1783 the British wanted mostly to see the war ended. Will they accept the loss of the islands and Quebec?
d) If France receives the islands and Quebec in the peace settlement, British North America is reduced to Nova Scotia, Newfoundland and Rupert's Land. Where will the loyalists go?
e) With France regaining former colonies in the peace settlement, how will this affect the financial situation? Are the islands and Quebec net gains at all? Might this butterfly the French Revolution into a minor French Fiscal Crisis?

[1] These West Indies were mostly conquered by France in OTL during the ARW anyway.
